Robert Miklo, Director of Investment Services at Colliers Romania, is one of the speakers of MIRSANU DEALMAKERS SUMMIT 2022.

In his role, Robert covers and advises clients about the local and international markets and originates, negotiates, and manages large scale real estate transactions with a focus on Romania.

During his 16 years at Colliers Robert worked in the Consulting, Research and Investment departments, and his time in the latter has provided him with a substantial experience with institutional and private investors, as well as developers of office, retail, and industrial properties. With his involvement, the investment team at Colliers Romania handled a variety of transactions including the sale of Arad Business Park (2022), Dacia One Offices (2021), the Nepi Rockcastle Office Portfolio (2020), Dacia Warehouse Pitesti (2017), Premium Point and Premium Plaza (2016), Floreasca Park and Europolis Industrial Park (2015).

Robert Miklo, Colliers International: Valoarea tranzactiilor in real estate in Romania se va opri in 2021 in jurul a 750 mil. euro, cu un pipeline de tranzactii in lucru in jurul a 300 mil. euro. Marele potential al tranzactiilor de M&A din real estate il reprezinta capitalul investitorilor institutionali locali, care ar putea juca rol de gamechanger al pietei

“Valoarea tranzactiilor in sectorul de real estate din Romania nu va atinge un miliard de euro. Cred ca ne vom opri la aproximativ trei sferturi de miliard de euro pentru anul acesta, insa pipeline-ul este bun, sunt tranzactii de ordinul a sute de milioane de euro care sunt in lucru si cred ca vom avea un inceput de an bun“, a declarat Robert Miklo, Director CEE Investment Services Colliers International, la MIRSANU DEALMAKERS SUMMIT 2021, eveniment organizat de catre jurnalul de tranzactii MIRSANU.RO.

Ce inseamna acest pipeline de tranzactii care trece din 2021 in 2022?

“Nu inseamna 600 mil. euro, mai degraba in jurul a 300 mil. euro as spune. Este o valoare orientativa“, estimeaza Robert Miklo.

“O sa avem tot anul viitor sau cel putin prima parte a anului viitor sa pregatim tranzactii. Spun prima parte a anului pentru ca exista ciclul de tranzactionare potrivit caruia daca incepi ceva in octombrie sansele sunt sa inchizi in primul semestru al anului urmator“, explica consultantul Colliers.

“Va ramane driverul pietei, locomotiva principala, tot office-ul (sectorul de birouri – n.r.) motivul este, a fost si ramane lipsa produselor care vor fi disponibile pentru vanzare in logistica. Cred ca este un trend, in piete mai lichide se si vinde, in Romania foarte putini vand sau cei care au fost dispusi deja au vandut (in logistica – n.r.). Multe active au intrat in portofoliul acestor jucatori mari care agrega aceste portofolii si le tin. Nu vad CTP, WDP, probabil nici Globalworth sau alti jucatori nu vedem sa se grabeasca sa vanda si atunci vom avea putine active. Motivul nu este lipsa cererii, cerere am avea pe logistica similar poate chiar mai mult decat pe office, de aceea office-ul ramane locomotiva“, puncteaza Robert Miklo.

“Este un mesaj pozitiv aici prin faptul ca eu cred ca sentimentul investitorilor va ramane favorabil sectorului de office si vom vedea tranzactii. Pe portofoliu s-ar putea sa vedem. (tranzactii – n.r.). Cei de la CA IMMO au anuntat public ca se uita la posibilitatea de a vinde portofoliul din Romania. Sunt sanse si in logistica, nu foarte mari, dar niciodata nu stii daca e apetit suficient de mare si vom vedea cererea suficient de mare cine va renunta inclusiv la un portofoliu, nu ii vad insa pe primii jucatori facand asta“, explica consultantul Colliers.

“Un game changer in zona de fuziuni si achizitii pe piata de real estate ar fi domestic institutions capital, avem nevoie de pornirea acestui sector, care in Cehia, in Ungaria a pornit foarte bine, este adevarat ca si Polonia este in urma. Si Polonia este dominata aproape in intregime de investitori straini. Cred ca aici este potentialul mare pentru real estate in Romania“, a mai spus Robert Miklo de la Colliers International in cadrul panelului de real estate al evenimentului organizat de catre jurnalul de tranzactii MIRSANU.RO.

Sectorul comercial de real estate din Romania a inregistrat o pondere de 20-30% in piata de M&A, cu o medie de circa 850 mil. euro in ultimii ani, potrivit calculelor Colliers.

La nivel de piata, tendinta de compresie, de scadere a randamentelor (yield-urilor) va continua si in 2022, a mai spus Robert Miklo de la Colliers.

Volumul de investiții în tranzacțiile de real estate din Europa Centrală și de Est este estimat pentru 2021 la 10-11 mld. euro comparativ cu 10,4 mld. euro în 2020, potrivit lui Robert Miklo de la Colliers International.

România continuă să înregistreze printre cele mai bune randamente (yield-uri) din regiune la valori de 7,75 în sectorul de logistică și industrial și mai scăzute de 6,75 pe segmentele de birouri, și respectiv centre comerciale tradiționale.

Cele mai bune randamente în regiune le înregistrează Bulgaria, unde yield-ul a ajuns la 8 la birouri și 8,5 pe segmentul industrial. La capatul celalalt, cele mai mici randamente le înregistrează Cehia cu yield-uri de 4,25 pe segmentul de birouri din Praga, apoi Polonia cu un yield de 4,4 pe segmentul industrial. Ungaria și Slovacia se apropie de zona mediană a regiunii cu yield-uri în intervalul 5,5 – 6,5.

Robert Miklo, Director Investment Services Colliers International Romania, is the speaker of MIRSANU DEALMAKERS SUMMIT 2021 in the Real Estate panel.

Robert has been part of the Colliers team since 2006 when he started in the Consulting Division. His main responsibilities included field research, market analysis, project analysis, and communication of findings via written reports and oral presentations. 

After two years Robert joined the Investment Services team of Colliers. Starting as an Analyst he was responsible with providing investment analysis to both institutional and private clients, developers of office, retail and industrial properties. Subsequently Robert’s responsibilities developed towards transaction origination, management and negotiations. Robert and his team in Romania have been market leaders in terms of the number and volume of closed transactions, including: NEPI Rockcastle Office Portfolio (one of the largest commercial real estate transaction in the history of the Romanian market), Oradea Plaza, The Bridge, Dacia Warehouse Pitesti, Premium Point and Premium Plaza, Floreasca Park, Europolis Industrial Park in Poland and Romania, Timisoara Airport Paryk, City Business Center Timisoara, Floreasca 169A.
